UPDATE:


Apologize for not updating everyone in a timely manner. 


The good news is that Phase I - VILLAS and Phase II - LAGO VISTA has been completed. 


Here is an update on where the project stands so far:
Please find posted under "SCHEDULE" a projected schedule of Phase III. P&R is working (3) crews and if all goes well, the paint project should be completed before thanksgiving. 

Screen Repair- Nathan's Rescreening and Repairs has taken over the Rescreening job. Please visit the post about screening for full information. 

Holiday Decorations:  If your building is scheduled to be painted over the holiday season, please do NOT put up any decorations as it will hinder the paint project. Damage to your decorations are solely the liability of the homeowner and P&R will be held harmless.

ARABIAN LANE TOWN HOMES:
Please make sure you have all your patio furniture either put outside or placed in the middle of your patio and cover it with a tap. P&R will not be held responsible for any damage due to owner not securing or properly covering their belongings. 

Building #4 will be skipped for a short period of time so an owner can complete renovations.

The below schedule is PROJECTED and will be subject to change due to weather, holidays, etc. 
Please make sure NO DECORATIONS are put up for units/building scheduled around the holidays as they will
interfere with the paint project.

The colors selected are final. K&K Architect designed building paint color & schemes which were reviewed and approved by the Eagles Reserve HOA Board. NOT subject to change.


The schedule above shows the Phase I: Arabian Lane Villa's paint sequence, Phase II: Lago Vista, Phase III: Arabian Lane Town Homes. The project, work scope, and timing is established by the painting contractor P&R. This schedule will be updated often.

Patio/Lanai Screen Repair - Lago Vista

The HOA has hired another contractor to complete the re-screenng of Lago Vista:

They are working from the south end of Lago Vista up to the north end. Screening should be completed over the next 3 weeks.

We will only be replacing the screens we have taken down

Any other repairs because of age or deterioration of your existing screens will be the responsibility of the homeowner to replace.

HOLIDAY DECORATIONS

Decorations: Please, if your building has yet to be painted, we ask that owners/renters DO NOT put up any decorations: Halloween, Thanksgiving or Christmas. 

P&R will NOT be held responsible for any damage to these decorations should an owner/renter put them up anyway.

If a unit owner fails to repair their unit?

If a homeowner refuses to repair their home, Eagles Reserve HOA, will notify the homeowner that repairs should be completed. The HOA will work with the owner as much as possible to assist the owner with adequate time to complete repairs.

However, should the owner refuse to make necessary repairs, the UNIT will be painted and the 10-year warranty will not be in effect.

Balconies

There have been some questions regarding who is responsible to paint the balconies. Balconies are NOT the responsibility of the HOA, they are owner's responsibility to paint. You may paint them any color you would like. This includes the railings and the flooring of the balcony.

Weatherstripping

P&R will no longer install new weatherstripping effective 8/24/16

If P&R paints the front door while it is shut, and they do not remove the weatherstripping, there is a chance of the door sticking. The easiest way is to take the weather stripping out and give the owner some tape to tape up the inside of the door for the night while the door it being painted.

If they cannot get entry, then P&R will just paint the door while it is closed.

Awnings

Awnings will be removed and if in good enough condition; not tattered or ripped, they will be painted and re-hung.

If awnings are beyond repair; ripped or tattered, the owner must replace the awnings at own expense with the color chosen and agreed upon by the board

Please notify the blog by calling 822-8080 whether you wish to have them painted or just removed. 

The following color has been selected and is the only color approved by the HOA should you wish to have them replaced.  

Sunbrella brand “Tresco Linen” color (#4695-0000) is the only approved color.

Parking while YOUR Town home on Arabian Lane is Painted.

When and only when your Unit is being painted, we would like each owner to first try and park in the two parking lots on Arabian. 
If those lots are full, we will allow parking right across your unit on the Villa side only facing your car North towards Lago Vista Blvd and the pool. 
Please do not block any driveways and try and park as close to the curb as possible without being on the grass. 
Parking will only be allowed from dawn until the Paint Contractors have left for the day, usually no later than 8:00 p.m.

No overnight parking will be allowed. Your vehicle will be subject to being towed if left after dark. 

Additional Lights (Carriage Lights) Please read carefully

If you want additional carriage lights for your lanai/patio, monies need to be received by AmeriTech and AmeriTech needs to notify us before Kosloski completes the installation on Tuesday. 

Light Fixtures were voted upon by the board meeting, 4/12/16. 


The HOA is replacing wall lights on the side and front of buildings 'visible from the street' 
and the post lights on Arabian. 
No ceiling lights or any lights in the back of the units will be replaced. 

The HOA will have extra light fixtures available for any owner who wants to replace additional light fixtures. 

The cost of replacement of each additional light fixture is $77.00. Please submit a check to AmeriTech in payment. Your request will be added to a list for installation.

This price includes a matching wall light on your patio or lanai and installation by a licensed electrician.

Will the walls on the North end and the South end of Lago Vista be repaired?

The wall on the south end of Lago Vista will be replaced and repainted as part of the Paint Project Improvement Project. We have secured one bid and are awaiting a second bid prior to replacing the wall.

The North End wall on Lago Vista is already under construction to replace the damaged wall.

Why didn't I get a proposal?

Proposals were dropped off at the door on Arabian Lane Townhouses some time ago. If you did not get one, then P&R determined no repairs were needed at this time. Sometimes, after pressure washing some discrepancies have been observed. If that is the case then P&R will give you a proposal.

We understand that some of you will be out of town, so please make sure that the Eagles Reserve Website and/or Ameritech has your updated information with at least your email and a contact phone. That way, we will attempt to assist P&R by notifying you.

No. The colors are part of the master architectural design put together by the architects (Klar and Klar).

Why do I have to park my car in the parking lot when you are painting my building?

Between  the  hours  of 8:00 am and 6:30 p.m., we will be spraying the building and using the driveway. We don't want anyone to get over-spray on there vehicles. 

The garage door should not be opened or closed while we are working as we use a sprayer to dispense the paint. This is why we recommend you park your car in the parking lot during the above hours. 

A villa should take a minimum of 3 days to pressure wash and paint, depending on the weather. P&R

Porch Lights - Villas

How were the colors selected?

Most residents preferred Gettysburg Grey color when asked previously, so the Board hired Klar and Klar Architects to come up with 2 complimentary palettes and determine how they would best be applied to the community.  One of the proposals was selected, approved by the Board and is now being utilized.

To fix this problem  I will have to remove  the weather  stripping and touch up the door then reinstall  the weather stripping  in a couple  of days  I will need access  to inside the home

Will P&R Replace the Weather Stripping in the Door?

Yes, P&R will replace the weather stripping in the front door at your request. The cost is $25.00. Please get with Craig, site manager, and inform him that you want it done.



What Buildings Have the Final Colors

The two villas closest to the tennis court are the final base colors for the community:


1761/1763 is Gettysburg Gray (Base #1)
1759/1757 is Serengeti Sand (Base #2)


When will Arabian Lane Townhouses get their proposals?


Proposals should have been delivered to those town homes on Arabian Lane that P&R deemed needed repairs.

You, as the owner, can either sign P&R proposal, pay them and have P&R perform the repairs or you can have repairs done by someone else,  BUT P&R must approve all repairs before they will approve the unit for painting.

After the units are pressure washed, P&R may ascertain repairs are needed before the unit is to be painted. P&R will submit a proposal to you for those repairs. Again, you may either have P&R repair the unit or have the repairs performed by someone else, BUT P&R must approve all repairs.

Can I refuse to have my front door painted?

No, the exterior of the buildings are maintained by the HOA and ALL units/buildings will be painted uniformly and according to the architect's specifications. NO wood door will be allowed to remain wood color but will be painted the color as approved.

Do I have to have my screens cut on Lago Vista to get the house painted?


Yes, one side of the screen between the Townhomes will be taken down and then replaced by a screen company at the HOA's cost to access the space that needs to be painted between the buildings. The side taken down will be at the discretion of the painters for easy access.
